Seven of the questions our principals field most often before a property visit — buyer fees, off-market access, closing timelines, and how we handle international financing. For anything specific to a listing, the agent on file will walk you through it on a private call.
Each principal carries no more than fifteen active buyers, so every viewing is hand-walked by the partner on your file — no junior agent rotation, no shared diary. Engagement letters are exclusive for ninety days, renewable. Our retainer is credited in full against commission at closing; you never pay twice.
A flat retainer of $15,000 covers up to ten property tours, two off-market introductions, and full coordination through closing. Commission on closed transactions is 2% of purchase price, paid by the seller in standard markets and disclosed in writing on cross-border deals where local custom differs.
Yes. Roughly thirty percent of our closings each year are properties that never reach the public listings — sourced through a private register, owners' family offices, and reciprocal arrangements with three London, Milan, and New York firms. Off-market access requires a signed engagement letter and a verified proof of funds before any address is shared.
Forty-five to sixty days from accepted offer to keys-in-hand for cash buyers in our home jurisdictions; sixty to ninety with bank financing. International transfers, foreign-buyer registrations, or properties held in trust may extend the clock — we publish a dated milestone schedule with the offer letter so nothing surprises you.
We work with three private banks and two specialty lenders that quote on cross-border loans without requiring U.S. or EU residency. Pre-approval letters in your purchasing currency, escrow guidance under the buyer's home jurisdiction, and FX hedging coordination through partner desks at Geneva and Singapore are all part of the engagement at no extra cost.
We commission, but do not perform, inspections — independence on findings matters more than speed. Our short list rotates a structural engineer, a building surveyor, and an environmental consultant, all bonded and chosen for the property type. You receive their reports unedited, on the same day they're issued, and we walk through every flagged item with you before negotiating remedies.
Yes — through a dedicated stewardship arm, billed separately at 1% of property value annually with a three-year minimum. Concierge handles staff hiring, vendor contracts, seasonal preparation, and a quarterly condition report. For pied-à-terre clients we also coordinate stocking, housekeeping, and local arrival on twenty-four hours' notice.
